Fife Capital’s project at Mickleham, Victoria, features Australia’s largest distribution centre. Located on a 28-hectare site within Merrifield Business Park, this state-of-the-art facility was initially designed and commissioned by German supermarket chain Kaufland. The asset was acquired mid-construction by Fife Capital, following Kaufland’s exit from the Australian market. The development addresses the increasing demand for large-scale, modern distribution facilities in Melbourne’s northern suburbs. Mickleham’s strategic location near the Hume Highway and proximity to Melbourne’s CBD make it an ideal hub for logistics and distribution operations.

The facility expands across 93,000 sqm including a cold storage facility of 12,000 sqm, three-storey offices and fully racked warehousing with ambient and temperature-controlled options. The Property has designated container storage area and truck parking as well as significant hardstand, loading and canopies exceeding 6,000 sqm.
